Job Title: Operations Director – Social Housing Repairs
Location: London
Salary: Up to £140k
We are currently working with a leading main contractor in the social housing sector, seeking an experienced Operations Director to lead and oversee the successful delivery of their repairs and maintenance division. This senior leadership role will focus on operational excellence, ensuring high standards of service delivery, client satisfaction, and financial management.
Role Overview:
As Operations Director, you will be responsible for managing the repairs and maintenance services for social housing clients, ensuring that the division operates efficiently, profitably, and in line with all client and regulatory requirements. You will lead a team of operational managers, foster a culture of high performance, and develop strategies to enhance service delivery, operational efficiencies, and customer satisfaction.
Key Responsibilities:
- Lead and manage a repairs division across London and the South East.
- Provide leadership to operational managers, field staff, and subcontractors, fostering collaboration and accountability.
- Develop strategies to enhance service delivery, improve operational efficiencies, and control costs.
- Oversee the delivery of repairs and maintenance services, ensuring they meet or exceed customer expectations, quality standards, and timelines.
- Ensure compliance with health and safety regulations, building codes, and industry standards.
- Monitor KPIs and ensure the division meets contract terms, SLAs, and quality targets.
- Manage the division’s financial performance, including budgeting, forecasting, and financial reporting.
- Ensure cost-effective delivery of services while maintaining the highest quality standards.
- Work with commercial and finance teams to manage pricing, invoicing, and cash flow for contracts.
- Build and maintain strong relationships with housing associations, local authorities, and key stakeholders.
- Act as the main point of contact for clients, addressing concerns and ensuring high levels of customer satisfaction.
- Ensure that all repairs and maintenance activities are compliant with health and safety regulations and industry standards.
- Oversee regular training and audits to ensure compliance.
Key Requirements for the Operations Director:
- Extensive experience in operations management within the social housing sector, particularly in repairs and maintenance.
- Proven leadership capabilities with the ability to manage large teams and drive performance.
- Strong financial acumen, with experience managing budgets, costs, and forecasting.
- Deep understanding of social housing regulations and compliance.
- Excellent communication and stakeholder management skills.
- Proven track record in managing KPIs and improving operational efficiency.
- Experience in building long-term client relationships and driving business growth.
Desirable Qualifications:
- Degree or relevant qualification in construction management, business operations, or a related field.
- IOSH/NEBOSH or similar health and safety certifications are advantageous.
- Full, clean driving license.
